  The property management company only relies on these traditional businesses, with a profit rate of about 5%; While building an Internet platform and earning money by value-added services, the gross profit margin may reach 80%.

  In the Internet era, like many industries, the property management industry is also undergoing a major transformation; Unlike many industries that make money at a loss, the transformation of the property management industry has brought real money.

  Community O2O consumption is the largest potential consumer market in China. With the help of the Internet platform and community O2O consumption, the space for property management to provide value-added services has been opened, bringing new directions for industry development and new profit models. And consumers will also benefit from this transformation.

  On August 3, in a Grade A office building in the south of Chengdu, Wang Jia and his colleagues sat around the projector to discuss the production of a mobile Internet APP. This product will be launched in September, and the general manager of Sichuan Lianchuang Future Business Service Co., Ltd. is now at the busiest time.

  This company, which has been in operation for less than two months, was established by 11 property companies in the province. It is responsible for developing and operating the Internet platform for the investors to use, with the goal of improving the efficiency of basic property services and providing value-added services such as online repair and shopping.

  Getting involved in "internet plus Property" is not new in the property management industry. Looking at Sichuan, Chengdu China Resources Property "Lohas Painting" WeChat Mall opened last year; In July this year, the "Life Home" APP of Sichuan Jiabao Property, a subsidiary of Blu-ray Real Estate, was launched … Look at the whole country. At the end of July, Tencent and Evergrande announced that they would build an Internet community service platform based on their respective Internet and property management advantages.

  These indicate that the property management industry is undergoing a major transformation.

  How hot is the transition

  Seven interviewed property companies in Sichuan, and six have built Internet platforms.

  Wang Jia took a piece of paper by hand, drew three parallel boxes and filled them in "Property Management Platform", "Mobile Office APP for Property Employees" and "Owner APP". "This is the architecture of (our) Internet platform." The first part is used by the management of the company for the management of human resources, finance and customer service. The second part is for employees’ use, such as viewing and issuing notices, and handling customer service requests. The third part is used by owners, which has the functions of online shopping, online repair and payment, community convenience service and so on. This platform will cover 45 properties in the province in September and will be expanded to 120 in March next year.

  Chengdu Kaili Meiyu Community has launched a similar platform. Seven or eight meters away from the entrance guard, the owner Zhang Ayi took out her mobile phone and shook it, and the iron gate opened automatically. "The next APP on the mobile phone, the community knows all the activities and notices." The mobile phone interface shows that the APP also includes online payment, photo repair, online complaint, group purchase and other functions.

  Yao Min, chairman of Sichuan Jiabao Asset Management Group Co., Ltd., the property manager of the community, said that this is the platform of the company’s Jiabao "life home" service system, which uses Internet technology to improve basic property services such as security and engineering maintenance; At the same time, it also provides value-added services such as door-to-door delivery of goods and online purchase of products from surrounding shops. The platform will be open to all cooperative property companies for free, but it will not be compatible with other platforms.

  In July, the reporter interviewed seven property companies in Sichuan successively, including Sichuan Jiabao, Vanke Property, China Resources Property, Chengdu R&F, Oufei Property, Xuhong Property and Color Life Service Group. Six of them have operated or are under construction their own independent and similar Internet platforms such as mobile APP and WeChat. An industry insider said that the cost of mainstream platforms in the industry is calculated by "10 million yuan".

  What is the transformation map?

  It costs a lot to build an internet platform. What does the property company want?

Last year, China Resources Land (Chengdu) Property Service Co., Ltd. launched WeChat Mall, providing value-added services from "low-cost fruit group purchase" to "handling auto insurance and credit loans in the community". Property is drawn from the income of cooperative businesses. At that time, the income from such value-added services accounted for 15% of the company’s total profit. The profit in the first half of this year has exceeded that of last year, and the expected proportion of annual profit has been raised to 30%.

  Pu Bin, the general manager of the company, said that the daily consumption of community owners is a potential huge profit point, but in the past, there was no internet means, and the scattered needs of owners could not be utilized.

  An industry insider believes that community O2O consumption is the largest potential consumer market in China, and it is expected that the next "BAT" (Baidu, Ali, Tencent) level giant will be born.

  Property companies are not the only ones who see this market. In China, there is a "Ding Dong Community" created by Internet companies. Recently, Changhong Group also released its smart community landing plan, which will explore cooperation with real estate enterprises and intervene in the smart community market from the front end.

  More Internet giants choose to cooperate with property companies. In addition to Tencent and Vanke holding hands, Digital China also presented a "internet plus" cooperation plan for China Resources Property Chengdu Company.

  Pu Bin believes that owners have natural "just need" such as paying property fees and repairing. Once these functions are integrated into the property online platform, owners will naturally become sticky to the platform. Property management is more likely to gain the trust of the owners, and there are also people and places close to the community. "Compared with other e-commerce, the property company has good credibility and can deliver the fruit to your door in 10 minutes. Why didn’t the owner choose us?"

  Shen Yimin, a member of the expert group of Chengdu E-commerce Enterprise Association, believes that property management companies have the most potential advantages by mastering the daily needs of owners and integrating surrounding businesses to provide products and services.

  In the first half of the year, China Resources Property WeChat Mall cooperated with merchants to sell kiwifruit, and sold more than 3,000 pieces in 40 days. Because of skipping the agency link and no rent, each piece was sold to 250 yuan, while the supermarket sold to 310 yuan.

  Who benefits from transformation?

  Property companies earn money on community O2O value-added services without relying on property management fees.

  August 1, Shuangqing Road, Chengdu. Lunan, a high-rise building built in 2008, has a monthly property management fee of 2.1 yuan/square meter; Lubei is the first phase of Fantasia County, a high-rise elevator apartment built in the same year. The property management fee is 0.98 yuan/square meter per month. The relevant person in charge of Huajun Property and Chengdu Business Department of Color Life Service Group said that the company will eventually implement platform consumption points in Sichuan and fully deduct the property management fee. To earn money from community O2O value-added services-as long as the owner’s resources are mastered, the daily necessities, food, clothing, housing and transportation required by them have unlimited commercial development possibilities.

  As the first listed property company to take the lead in using the Internet platform, Color Life Service Group’s gross profit margin in the property management service sector reached 80.4% last year. Ma Cong, secretary general of the Property Committee of the Provincial Real Estate Association, said that the profit rate of traditional properties with property fees as the main source of income is only about 5%.

  The relevant person in charge of Chengdu Business Department of Color Life Service Group said that the company is positioned as a "property-based (Internet) platform operator". Li Ruihong, dean of Chongqing University Bozhong Real Estate Management Research Institute Chengdu Branch, believes that this sentence should be reversed, which is "a property company that uses the Internet platform".

  The future focus of the property: whether to be an online platform operator or an offline property service provider? In his view, the owner is not in the hands of the property management. If the service quality declines, the owner will be lost at any time, and the "cost" of competition will be lost.

  The transformation is noisy, and the quality of service is easily overlooked. The reporter saw that two-thirds of the interface of a property mobile app was covered by sales information such as "group purchase" and "selected merchants", leaving the interface of property services such as "calling customer service" and "I want to complain" very small, and only turning pages can browse all related functions.

  Wang Jia decided that the platform launched in September will not consider making money first. "Don’t take this piece too seriously in the early stage, and do a good job in customer experience. Everything that comes will come." In her eyes, the essence of the company is still a property service provider, and it cannot be deteriorated by Internet technology.

  What will happen without transformation?

  The "small and scattered" state of the industry will end, and enterprises that can’t keep up may be eliminated.

  Sichuan Xuhong Property Service Company is a third-class enterprise (the lowest level) with only two property projects in its hands, and it is also the only company that has not built an internet platform in the interview. "Do it yourself, no money; If you want to cooperate with others to build a platform, others will not look up to it. " Its founder, Yang Xuhong, is a bit helpless.

  Not building an internet platform does not mean that there is no sense of transformation. Yang Xuhong searches for the trends of property giants every day, and he feels that something is coming. Last year, Fantasia Group split its property plate into Color Life Service Group, becoming the first listed property company in China. Vanke, Poly, China Shipping and other real estate giants also have plans to spin off property listings. The seven property companies in Sichuan interviewed by the reporter, except for Color Life, two others said that they were waiting in line for listing, and one said that there was a listing plan. Established for 15 years, Jiabao Property, which has been only accepting the parent company Blu-ray Real Estate, suddenly started to accept other real estate business this year; Chengdu Vanke Property has signed 17 property projects totaling 1.29 million square meters in half a year … "The more owners, the more voice they have in negotiating with merchants, and the more they can attract capital; And capital entry will enhance the ability to expand. " Yang Xuhong sighed that the industry may have to "shuffle" this year-this is the first time that commercial properties in Sichuan have gone through more than 20 years.

  Li Ruijun disagreed with the words "reshuffle" and "merger", preferring to mention "cooperation". The general manager of Chengdu Vanke Property Services Co., Ltd. made it clear that he is willing to cooperate in the form of holding and equity participation, but will not merge partners. The latter can use Vanke’s "Rui Service" property platform for free and will also receive business guidance.

  The relevant person in charge of Chengdu Business Department of Color Life Service Group also said that it will accept cooperation methods such as equity participation in the future. Vanke, Garbo and Color Life said that they did not require cooperation or the management and income scale of the acquirer.

  In Wang Jia’s view, this can’t dispel the fear of small companies. "After small companies use the giant Internet platform, the owners will gradually get used to the better and advanced services of the giants-the owners’ resources will be hollowed out unconsciously. The property management contract will last for three to five years. After the expiration, the owners’ Committee will talk directly with the giants. What about small companies? "

  Wu Qingmin, secretary-general of Chengdu Property Management Association, believes that property management enterprises that cannot keep up with the pace of transformation will face elimination. There are about 3,700 property companies in our province, most of which are small and micro enterprises. Take Chengdu as an example. Of the 2,179 property management companies, 1,809 are Grade III enterprises (the lowest level). The heads of Vanke, Garbo, China Resources and other giants all said that the current "small and scattered" state of the property industry will end, and the industry will gather day by day, forming a competitive situation of several major platforms.


Emergency property service

  If the property community is suddenly out of control, such as the withdrawal of the original property, the new property has not yet been determined or the property service provider goes bankrupt, and the qualification is cancelled, who should provide the property service in the community?

  Emergency property services mainly provide services to maintain the basic life of owners, such as water supply, garbage removal and elevator operation. The cost of emergency property services shall be borne by all owners.

  3. How long does the emergency property service last at most?

  The emergency property service period shall not exceed 6 months. In order to ensure the normal development of residential property management activities after the emergency service period, sub-district offices and township people’s governments should organize owners to jointly decide to hire new property service providers and coordinate the handover of new property service providers and emergency property service providers. With the emergency property service mechanism, faced with the situation that there are no property service providers in the community, the basic living service needs of the community can also be guaranteed. At the same time, with the support and coordination of the street and township governments, we can also do a good job in the selection and handover of new property service providers as soon as possible, which fully protects the interests of residents in the community and is conducive to the construction of a harmonious community.

Controversy in Geng Yanbo: The citizens petitioned twice to be in power, and some people continued to report.

        He can’t keep a low profile.

        Although they have been the mayor of Taiyuan for one year and nine months, some Datong citizens are still expressing their reluctance or anger towards the former mayor of Datong in various ways.

        Previously, The Paper (www.thepaper.cn) once reported exclusively that on October 18th, three days after Feng Lixiang, then secretary of Datong Municipal Party Committee, was dismissed, nearly 1,000 citizens of Datong gathered in Heyangmen Square to petition-hoping that Geng would return to Datong as secretary of the Municipal Party Committee.

        This petition made Geng Yanbo once again a hot topic of public concern. The last larger gathering took place in February 2013, after Geng’s transfer to Taiyuan was exposed. A massive petition for retention began on February 12, 2013 and lasted for nearly a week. Many Datong citizens knelt down, put up banners and shouted slogans.

        On the other hand, some Datong people whose interests have been damaged by the demolition led by Geng continue to report and petition.

        Whether he likes it or not, controversy has always been a word that Geng Yanbo can’t avoid. From now to the next few years, he will also become a sample for the academic media to explore the selection and appointment mechanism of party and government leading cadres in China.

Urban construction philosophy facing the test

        It is common to meet Geng Yanbo in Taiyuan.

        Tall and thin, standing on a pair of dusty old leather shoes, he spent most of his time inspecting the construction site and leading dozens of people to do on-site work-the image of Geng Yanbo has always been like this for many years.

        "Mayor of Urban Construction" is a relatively neutral title given to him by the outside world.

        Last year, Geng Yanbo’s "record" was brilliant: 105 urban primary and secondary trunk roads, such as Bingzhou Road and Fudong Fuxi Street, were newly built and rebuilt in Taiyuan, and the trial section of Rail Transit Line 2 started. The framework of urban construction in Taiyuan this year is to invest 17 billion yuan to transform many road and bridge projects such as Changzhi Road, Nanshahe Road and Yingbin Bridge.

        But things are changing.

        "At this time in previous years, urban construction planning has been introduced, and it has not yet come out this year." On November 12th, Director Yang of the Outreach Office of Taiyuan Municipal Foreign Affairs Office jokingly said, "Some people say that Mayor Geng is sad."

        Because of the relocation and compensation, people’s complaints and reports to Geng Yanbo have never stopped. "Geng’s demolition" and "Geng’s finger" are critical comments he received.

        "Geng Yizhi" means to tear down Geng Yanbo wherever it refers.

        On September 1st, Wang Rulin, the new secretary of Shanxi Provincial Party Committee, left the second stop of his research to Taiyuan.

        On October 12th, at the symposium on investigation and investigation in Taiyuan, Wang Rulin seriously criticized the urban construction work in Taiyuan, for example, the starting point of planning was not high, and some plans were also hung on the wall, such as "emphasizing face over lining" and "emphasizing ground over underground" in urban construction.         However, Geng Yanbo, who is good at urban construction, has to slow down or even stop at present, and his urban construction philosophy is facing a test.

Unfinished famous city plan

        Previously, Geng Yanbo’s official career was fairly smooth.

        In November 1958, Geng Yanbo was born in heshun county, Jinzhong City.

        Although Geng Fu was a village party secretary, he was always a farmer with his back to the loess. Being strong, hardworking and hard-working, like a smooth accent, have been branded on Geng Yanbo since then.

        At the age of 18, Geng Yanbo got his first job in life and worked as a director in the communication group of Heshun County Committee.

        But he doesn’t intend to stay in the county forever. After finishing junior college, he was transferred to work in Jinzhong area, and served as the director of the Youth League Committee and the Taiwan Affairs Office in Jinzhong area.

        In 1983, 25-year-old Geng Yanbo tried again to get a chance to improve himself through hard work. He took part in the selection examination of the Chinese Department of Shanxi University.

        In the early 1980s, the Organization Department of Shanxi Provincial Party Committee set up a cadre training class in Shanxi University to train on-the-job cadres. One of Geng Yanbo’s classmates recalled to The Paper that in 1983, about 300 people in the province took the exam, and 50 students were selected according to the test scores, and Geng was the second.

        Two years later, Geng Yanbo returned to Jinzhong with his two-year study. He has been working from the deputy section chief to the deputy director of the prefectural party Committee office. His main job is to write materials for the leaders.

        Finally, high flyers, from the Chinese Department of Shanxi University, came into play.

        In April, 1993, Geng Yanbo was appointed as the deputy secretary of Lingshi County Committee of Jinzhong City, and became the county magistrate of Lingshi two years later. In March 2000, Geng became the secretary of Yuci District Committee.

        In February, 2004, Geng Yanbo left the local area briefly and became the Deputy Secretary-General of Shanxi Provincial Government and the Director of Provincial Government Organs Administration Bureau.

        After the experience in Lingshi and Yuci, Geng Yanbo’s resume has added a bit of grass-roots experience, and he has more thoughts and experience in urban construction. In June 2006, when he was appointed as the Standing Committee of Taiyuan Municipal Committee, deputy mayor, and in charge of urban construction, he had high hopes for himself.

        "2007 is the year of urban construction in Taiyuan." At that time, Geng Yanbo confidently proposed that Taiyuan should "build a new city, transform an old city and excavate an old city".

        According to his vision, Taiyuan will "do a big job" in 2008, and the total investment in urban construction will reach 20 billion yuan.

        However, he has been in Taiyuan for less than two years. In February 2008, Geng Yanbo received a transfer order and became the deputy secretary and acting mayor of Datong Municipal Committee. Before taking office, he begged the Shanxi Provincial Party Committee: "I hope I can work in Datong for at least one session."

        During the five years in Datong, Geng Yanbo made great efforts to revive the famous historical and cultural city, and won the label of "mayor of demolition" given by the media in one fell swoop, becoming a well-known "controversial official" in China.

        In February 2013, a pile of unfinished projects in Datong was left behind, and Geng was transferred back to Taiyuan, and later became the mayor of Taiyuan.

Known as "the creator of the trump card scenic spot"

        "It’s a man who can do things."

        Both people who are familiar with Geng Yanbo and ordinary citizens who have never met him have made such comments on Geng.

        When he was in power, Geng Yanbo did do a lot of livelihood projects, which also captured a large number of people’s hearts for him.

        In Yuci District, Jinzhong City, many citizens are still talking about the construction planning of Geng Yanbo’s "Eight Roads and Nine Districts", widening Yingbin Road and Yutai Road, and building new industrial parks, Yuci Cultural Center, Yuci No.2 Middle School and Yuci District Committee and Government Office Building, which have received many praises.

        In Datong, what people talk about most is Geng Yanbo’s measures to dismantle small boilers, provide central heating and improve urban environment and traffic.

        In Taiyuan, taxi drivers walking on the viaducts of East Central, South Central and Changfeng Street will inevitably boast of Geng Yanbo: "These roads were built after Mayor Geng came."

        "It took him five years to do what others did in 50 years, and it took him five years to spend the money that others spent in 50 years." Cheng Qing (not his real name), who worked with Geng for many years in Jinzhong, said that Geng Yanbo always has one characteristic, and he can always leave something behind where he stayed.

        In Cheng Qing’s view, Geng Yanbo has a strong view of political achievements. Even during his tenure in Shanxi provincial government, he was ordered to rebuild and expand Jinci Hotel. Afterwards, many media quoted folk comments that the expanded Jinci Hotel was "beautiful and exquisite".

        Geng’s style of "officer-in-charge" is very similar to that of a former main leader of Jinzhong District Party Committee and Taiyuan Municipal Committee, and therefore he has gained a lot of appreciation from the leader.

        "He is the deputy mayor of Taiyuan, which is what the leader is going to do." Cheng Qing said.

        Even in the cultural concept, Geng Yanbo is quite similar to this leader. During his tenure as the main leader of the Propaganda Department of Shanxi Provincial Committee, the latter also vigorously promoted Shanxi’s traditional history and culture, hoping to shape a strong cultural brand.

        Geng Yanbo is an expert in building historic sites.

        Hou Tingliang, former curator of the Wangjia Courtyard Folk House Art Museum in Lingshi County, described Geng Yanbo as "the creator of the trump card scenic spot". During his administration of Lingshi, Geng Yanbo presided over the restoration project of Wang Family Courtyard, which was the first in tourism in Lingshi County.

        In fact, the well-known domestic attractions such as Yuci Old Town, Changjia Manor, Datong Ancient City Wall, Yungang Grottoes, Huayan Temple and Shanhua Temple were all developed or renovated under the auspices of Geng Yanbo.

        Geng Yanbo’s complex of traditional culture has enabled him to find opportunities for full display in every post.

 Soon after taking up his new job in Datong, he wrote "Datong Fu" 

        Geng Yanbo himself once said that he has a unique complex for China’s traditional culture.

        "I can never get tired of reading the Book of Changes, the Four Books and the Five Classics." He once admitted that he had a special liking for ancient classics such as Chinese studies.

        A classmate in Geng Yanbo remembers that he studied hard at Shanxi University and went to the library with five or six books every day.

        "He is a student of the Chinese Department, and his love for traditional culture is the proper meaning of the title. He loves to read some excellent classics, including the Book of Changes." Li Ershan, former president of Datong Daily, recalled to The Paper. He and Geng Yanbo were classmates of the Chinese Department of Shanxi University.

        It is rumored that Geng Yanbo can recite the Analects of Confucius in its entirety, but it is impossible to prove whether it is true or not. However, Li Ershan remembers, "Because he was keen on the birth of Confucianism, (Geng Yanbo read the Analects of Confucius) more accurately, which was once used as morning reading."

        After getting busier and busier at work, Geng Yanbo still finds time to read, even if he gets up early and comes home late.

        Later, reading was not only an interest, but also a starting point for his work. In every big renovation of historic sites, he always stressed that the basis of restoration comes from history books.

        Taking the ancient city wall of Datong as an example, Geng Yanbo asked to make ancient things with ancient techniques, "re-build kilns, re-burn bricks, and use lime instead of cement".

        Yin Xian, president of Pingcheng North Korea Research Association, believes that this is very difficult.

        Geng Yanbo also loves to write poems, but because he doesn’t know much about Pinge, Yin Xian sometimes puts forward some suggestions for revision.

        When Lingshi was in power, Geng Yanbo once compiled his own works into an integrated book, named "The Refined Stone Collection". The book selected some couplets, inscriptions and prose works written by him during his administration of Lingshi.

        When he worked in Yuci to restore Changjia Manor, Geng Yanbo left a pair of couplets: Yan lived in the countryside, listened to the frogs, and moved between the mountains and rivers. Being indifferent is the foundation of life; Wealth takes the world, expands the long road to Wan Li, and serves the country as a man’s responsibility, but wealth is nothing but a cloud outside.

        In 2009, Geng Yanbo, who worked in Datong for a short time, wrote an essay "Datong Fu". This work first appeared in Datong Urban and Rural Planning Exhibition Hall, and later became one of the local cultural symbols.

        This "Great Harmony Fu" has also become one of the bases for questioning Geng Yanbo’s "putting on a show".

        In 2012, teachers and students majoring in calligraphy in Datong University wrote Datong Fu in various styles and held a theme exhibition. Geng Yanbo, then mayor of Datong University, attended the launching ceremony.

        Although Geng Yanbo is literary, he is not weak.

        When he was a county magistrate in Lingshi, Geng Yanbo’s persistence enabled him to carry out the renovation plan of the Wangs’ compound.

        At that time, Geng Yanbo proposed to repair and develop the Wang Family Courtyard, but other leaders in the county did not agree. "But Geng is the county magistrate, and he has the final say and finally developed it." Xiaokang magazine once wrote.

        This is roughly consistent with the recollection article written by Hou Tingliang.

        Hou Tingliang recalled: "Although the county was financially strapped at that time and many people opposed it, he did not hesitate to invite researchers, set up a restoration headquarters and made a restoration plan."

What is a new farmer? Where on earth did they come from? Where to go?

Looking at it in depth, the new farmers highlight their incomparable advantages and irreplaceable characteristics in comparison with traditional farmers and new professional farmers.

According to the definition of Wikipedia, traditional farmers refer to people who take agriculture as their occupation, including people who take planting, animal husbandry, forestry and other natural economic industries as their occupation. Self-sufficiency is its main economic activity mode, working at sunrise and resting at sunset is its main production and life style, and family system is its main production organization form.

In 2012, the No.1 Document of the Central Committee formally proposed to cultivate "new professional farmers". All people who work in the agricultural industrial chain can become a member of the new farmers by virtue of their ecological consciousness, love and good deeds of seriously serving agriculture.

Zheng Xiang, who graduated from Sichuan Agricultural University, originally dreamed of sitting in the laboratory and studying new agricultural technologies. After living in the countryside for a period of time, he found that some farmers rely on chemicals to solve vegetable pests and diseases because of their older age and outdated ideas, and some advanced ideas and green prevention and control technologies are difficult to implement in the fields. Zheng Xiang wondered: "Why can’t we set up a team specializing in pest control?"

With the support of Beijing Plant Protection Station, in 2013, Zheng Xiang, together with more than 10 like-minded post-80s and post-90s, set up the first professional vegetable pest control service team in China-the Flying Tigers. The prescriptions for insect control prescribed by the Flying Tigers are unusual, often without any chemical agents, and they are all ordinary things like mustard and natural fungi.
